   BirdsNest  So tell me, has anyone seen "The Departed"? With a goodly number of recognizable actors. A Scorcese film. Very bloody. I watched the whole movie. It was okay. A bit draggy in some areas. Accents seemed to switch on and off.

   GO3  Where I live our TV programming is about one year behind those shown to you in the civilized tribes. Therefore, I just saw the Guy Martin Special on the Last Flight of the Vulcan Bomber. This Brit mainstay of the Cold War was cutting edge for it's day having been developed in the early 50s. I was lucky enough to see one go through its paces at an airshow in the States in the mid-70s; very impressive. So if you haven't seen it already, try to catch the rerun.

   Balogreene My boss recommended this series, but also explained, they are expensive, but have great sales. I have the Math courses I need to know 1/10th of what the people at work know. I've also got a Drawing course, a Latin 101, and a photography course.

I wish my teachers had taught Math (Algebra, whatever ) the way these University Professors do.

I'm 64, I took Algebra in the mid-sixties. I got a D. My dad, an engineer, sat with me each night, trying to drum it into my head. The teacher said I didn't solve the problems "correctly". I got the right answer, but the wrong method. These teachers are teaching me, what my father taught me, not my Jr. High School teachers. And, I understand it! I know what I'm doing for the most part.

Do not --repeat: DO NOT ever waste an hour of your time watching this stupid show.

Scott Yancey is a slime ball; his wife Amie is . . . I don't know what she is, but I wouldn't want her picking my backsplash.

If you're ever in the market for a home in Vegas, and you learn it's a Flip, being sold by the Yanceys, run. Run fast and long.

I spent some years in Real Estate when I lived in Virginia, and there is a lot that I don't understand about these Real Estate Flips. Sometimes it's almost like there aren't any laws governing Real Estate sales.

One thing that puzzles me is termites. I'm forever seeing that couple on Flip or Flop buy houses that are eaten up with termites. In Virginia, you can not sell a house without a termite inspection and a certificate certifying that the house is free of the pests. The "termite certificate" is a part of the closing package, and it has to be dated within 30 days of the closing. For California to be the highly regulated state that it is, I don't understand how they let something like no termite inspection slip by.

Un-permitted additions to homes is another thing I see all the time. How come you don't know that before you buy the house? That's costly. If you've bought what you think is a 2,200 sq ft house, only to find out that 600 sq ft of it is either going to have to be torn down or you're going to spend months upon expensive months wrangling with the city/county getting a permit for the add-on, and then bringing the property up to code, you've lost money before you're out of the gate.

Anyway, all that's neither here nor there.

Avoid Flipping Vegas at all costs.

   GO3  Thanks for the warning. I too am suspicious of a lot of these "flipping" shows. I think Bob Massi the Property Man on FBN is pretty informative, though it's not about flipping as much as legal advice and getting out of trouble on real estate deals.

   FlatCityGirl  Since Bob Massi is based in Vegas, I wonder how many of Yancey's buyers have gone to Massi for advice after they buy a defective house from Yancey?

It’s against the law to knowingly market a house with defects.

I don’t know for a fact, but I’m willing to bet that statement in some form is a part of every real estate code in every state in this nation.

The way that Flippers get around that is to avoid “knowing” anything about possible defects: that would include not taking a Flip House down to the studs to find out if the wiring or plumbing is defective/up to code, or not testing for lead paint or asbestos in houses that are over a certain age.

I suspect that is exactly how the Yanceys conduct their business. If you buy a house from them and it has defects that turn up later, say defective plumbing that should have been replaced [–usually there is a statute of limitations from date of purchase to reporting defects], all Yancey has to do is say he didn’t know the pipes were bad because they were behind a wall and he didn’t open the wall.

The house I saw him flip on the one show I watched, should have been taken down to the studs, every bit of drywall removed and replaced. I don’t even want to think of what the buyers are probably going to face in a few years, based on what I saw, but Yancey was more interested in yelling at the Mexicans and mugging for the camera.

   GO3  In my experience every house has to be inspected as part of the sale process. IMO they've been pretty thorough getting up into the attic, checking electrical, etc. I've never seen one get into drywall to look at framing, but maybe they don't do that unless there are indicators. Another thing is get into checking the actual listing. If there are problems an engineer report will be available for the buyer to review. We had a realtor try to sell us a house with an engineer report on file and it was damn serious. We ran like hell from that one.

   FlatCityGirl  I’m only talking about Flips.

In a normal seller-to-buyer sale there wouldn’t be any reason for an inspector to open drywall, unless there was some indication of mold, or that wiring had been spliced, and those kinds of contingencies are ordinarily written into the original sales contract.

Flips are different and the buyer is more often than not, is at the mercy of the Flipper, whether he’s ethical or unethical. From what I saw of this Yancey yahoo, he’s not an ethical Flipper. When he encountered crumbly drywall in a bathroom, he should have yanked that drywall right then and found out why it had been wet at one time. What I know about construction, you could put in a thimble, but I could tell that the drywall had been wet at one time. Instead, Yancey spackled the part that was crumbling and painted over it.

   GO3  I can't pay cash for a house so whether I buy in a normal sale or from a flipper the lender is going to want some inspection for the house. What am I missing in a flip? Or don't the buyers ever do due diligence?

   StormCnter  I often make a 900-mile round trip to far southwest Texas and audio books are essential. I had run out of anything current, so dug out an unopened, 12-disc, unabridged "All Creatures Great and Small". I've seen the television series, read the book and had heard the condensed CD set many years ago. But, I thoroughly enjoyed revisiting James and Tristan and Siegfried all over again during the last two long trips. Give it a try even if the stories are familiar.
